Vendor Landscape
Canadian-relevant lendtech and proptech for a $3.6B CRE investment manager. Mapped to deal workflow stages. Each entry tagged for Canadian footprint and CRE-debt fit.
Most lendtech is built for either (a) US CRE — where loan structures, regulation, and data sources are different, or (b) Canadian residential mortgage — where the workflow is closer to retail than to CRE. Very little is built specifically for Canadian non-bank CRE lenders. Expect to integrate two or three categories deeply and to build custom glue between them.
Legend: CA = Canadian-headquartered or Canada-first · CA✓ = global but with strong Canadian footprint · US = US-only / minimal Canadian deployment · ★ = most-likely fit for CS today

Build vs buy guidance for CS
| Capability | Recommendation | Why |
|---|---|---|
| CRM / pipeline | Buy (Dealpath strong candidate; Salesforce if already in place) | Mature category; building reinvents the wheel |
| Excel underwriting models | Keep + augment with AI | Models are the team's IP and won't transfer cleanly to a vendor; assist with extraction + draft generation around them |
| OM / sponsor doc intake | Build custom on LLM or pilot Blooma | Vendor offerings exist but bespoke prompt + retrieval against CS playbook may outperform; iterate |
| Construction draw mgmt | Buy (Built Technologies, Rabbet) | Workflow-heavy; vendor solves real ops pain |
| Loan servicing | Probably keep / extend | Switching servicing systems is the most expensive single change; only justified if current is failing |
| Investor portal & reporting | Buy (Juniper Square if strong on retail/HNW; Yardi IM if institutional-deep) | Table-stakes; cost of in-house version is excessive |
| Credit memo drafting assistant | Build | Tightly coupled to firm's voice, templates, CC norms; LLM-based custom assistant is the ROI sweet spot |
| Portfolio analytics & risk | Build on warehouse + BI | Vendors exist but custom is cheaper at $3.6B AUM scale and gives flexibility |
| Climate / ESG | Buy (Measurabl or Manifest Climate) | Specialised compliance/regulatory; not core IP |
| KYC / AML | Buy (Trulioo or LexisNexis) | Regulated workflow; vendor maintains updates |
